What to include in a real estate invoice
- Property address and MLS number. The property address and MLS or listing number, so the title company or your broker can match the invoice to the right transaction file.
- Commission rate and price. The agreed commission rate and the sale price it applies to, both shown beside the result, so the figure can be checked against the agreement.
- Transaction fee. Any brokerage transaction or compliance fee on its own line, so it is visible to the client and does not look like part of the commission.
- Closing date and escrow number. The expected or actual closing date, buyer and seller names, and the escrow or file number the title company uses to find the deal.
- Marketing costs incurred. Photography, staging, signs, printing and paid listing promotion, each with its own amount, especially when they are credited against commission at closing.
- Referral fee basis. For referrals, the referring and receiving brokerages, the client referred and the agreed percentage, since referral fees are paid broker to broker.
- Brokerage and license numbers. Your brokerage name and the license numbers your state requires on business documents, because commission is paid through the broker.
